Sapa is the mountain jewel of Northern Vietnam, where people go for stunning landscapes, trekking, and the culture of local tribes. But before the trip, the question always arises: where to stay in Sapa? The choice is huge: from cheap guesthouses in the center to luxurious lodges with panoramic views of rice terraces and authentic homestays in ethnic villages.
In this detailed guide, based on our many years of travel experience in Sapa, we will break down all accommodation options, prices for 2026, the best areas and give important booking tips that will save you from overpaying and disappointment. Let's go!
How much does accommodation cost in Sapa and where to book
Hotels in Sapa are inexpensive even by Vietnamese standards. You can get a comfortable room with air conditioning and a private bathroom from 300,000 VND for a double room (11.39 USD, see all about Vietnam money and exchange rates), and a bed in a shared room like a hostel for solo travelers will cost from 120,000 VND (4.56 USD). During our last trip, we actually stayed in a clean, decent room for three with breakfast for that price!!!
You can watch our video review of this room:
Given such low prices here, everyone can afford, for a small extra charge, a room with a balcony offering a breathtaking view of the mountains or valley, or a room with breakfasts. It's all worth it.
However, if you are going to Sapa during the high season (fall or spring) or during holidays and festivals, we strongly recommend taking care of booking in advance. Of course, arriving in Sapa at any time, you won't be left completely without a roof over your head, but you'll get the worst options left and at exorbitant prices. As our personal experience shows, during holidays and festivals, and they are frequent here, hotel prices can skyrocket by multiples.
For example, during the "Festival in the Clouds" in April-May, absolutely all hotels in Sapa raised their prices 5 times! Even guesthouses priced at $10 were renting rooms for at least $50, and you still had to find one. Also, prices go up every Saturday and Sunday due to the arrival of local tourists from Hanoi.
Therefore, we highly recommend booking a hotel in Sapa in advance at any time, as it is not easy for foreign tourists to track when another festival is happening here.

Features of hotels and accommodation in Sapa: what's important to know
Important advice regarding Sapa hotels with tours!
If you buy a package tour (excursion) to Sapa from travel agencies in Hanoi, be very careful when choosing a hotel. The fact is that it is not uncommon for tourists at a travel agency to be shown wonderful photos of a hotel with a mountain view, but upon arrival it turns out that the hotel is completely bad and doesn't look like the photos from the travel agency. Therefore, before deciding to buy a tour with a specific hotel, take the trouble to ask for its name (it will be indicated on your voucher after purchasing the excursion), and read its real description and guest reviews in hotel booking systems or on Google Maps
A feature of many accommodation options in Sapa is that the rooms here are not equipped with air conditioners. But don't worry, this is not a problem at all, given the climate and the city's high-altitude location. On the contrary, in the winter months, you should make sure that the room has a warm blanket, as it can be very cold at night, and buildings are not heated. Some hotels offer room heaters or electric blankets, or you can try turning the air conditioner to heat mode.
Also note that for most accommodation options in Sapa and its surroundings, breakfast is not included in the room rate, although it can easily be ordered on the spot at the hotel for a small additional fee. Homestays in the surrounding area usually also offer a shared dinner with the family and other tourists, which is a special 'feature' of local homestays.

Sapa Center: everything is close, but views aren't everywhere
Typical hotel in the center of Sapa The approach to choosing a hotel location in Sapa is quite simple: no matter where you choose a hotel, given the small size of the town, you can reach any place within its limits in five to ten minutes on foot.
From our travel experiences in Sapa, perhaps we will highlight only a couple of points to pay attention to:
- The view from your window or balcony of the mountains or the city. If you want to enjoy beautiful views in the morning or evening, read the room descriptions and reviews. Just keep in mind that most hotels with views are located at a higher elevation.
- The height of the hotel relative to the center. Sapa is located on hills, and therefore some hotels and guesthouses are located on slopes above the center; for some, the height difference reaches 50 meters, which is about 16 floors. Not to say it's a problem, just something to be aware of.

Homestays in villages: authentic experience and trekking
Homestay in Ta Van village An alternative accommodation option in Sapa is home stay homestays. Of course, the actual accommodation is not in the houses of local residents, but in specially built houses like guesthouses, although they are positioned as homestays.
Such options are offered not in Sapa itself, but in ethnic villages in the vicinity, and they are usually used for overnight stays during trekking trips, but you can also stay in them independently. Homestays are available in hotel search and booking systems, just like other options, and you can get to the desired village by taxi, rented motorbike, or by going on an independent trek in Sapa using our guide. Therefore, if you couldn't find a hotel in the city or just want something exotic, head to the villages; finding a homestay there won't be difficult.
Rooms in homestays are usually simple, like in a dacha -
