Accommodation options in Kislovodsk: hotels, apartments, sanatoriums, and even tents
Kislovodsk is the most popular resort in the Caucasian Mineral Waters region. Finding accommodation isn't a problem, but in high season (June–September), the best options get snapped up a month or two in advance. So booking ahead is better.
Here are the types of accommodation available:
- Hotels and guesthouses — from budget 2* to premium 5*. Most of them are in the resort area.
- Private apartments and rentals — the most popular option among independent travelers. Available for daily or long-term rental.
- Sanatoriums and health resorts with medical treatment — the traditional option for those coming for treatment. But booking on your own is tricky and expensive.
- Hostels — there are only a few, but they exist. A bed from 800 RUB.
- Tent camps — yes, even these exist! More details in the life hack below.
Comparison: hotel, apartment, or sanatorium — which one to choose?
I've listed all the possible options above, and now — short and to the point: who each one is for. Here are the three main types of accommodation that most travelers choose from.
Hotels and guesthouses
- Who it's for: those who value service, don't want to cook or clean
- ✅ Pros: housekeeping, breakfasts, front desk, often a pool
- ❌ Cons: more expensive than apartments, less freedom
- 💰 Prices (summer): from 3000 RUB/night for two
Apartments and rentals
- Who it's for: families, groups, those who like to cook
- ✅ Pros: more space, kitchen included, cheaper than hotels
- ❌ Cons: no housekeeping, you handle any issues yourself
- 💰 Prices (summer): from 2500 RUB/night for an apartment
Sanatoriums and health resorts
- Who it's for: those who need medical treatment, procedures, dietary meals
- ✅ Pros: treatment included, meals, own water fountain, transfer
- ❌ Cons: expensive, hard to book on your own, often dated facilities
- 💰 Prices (summer): from 4000 RUB/night
Our advice: If it's your first time and you're coming for 3–7 days — book a hotel or guesthouse in the Resort area. If you're coming for 2 weeks with kids — look into apartments. Save sanatoriums for when treatment matters more than sightseeing.
Life hack for the super thrifty! You can camp with a tent in the outskirts of Kislovodsk. One popular spot is Birch Gully (Berezovaya Balka). It's peaceful, scenic, and you can drive right up. You can even walk to the center from there (about 30–40 minutes). Free, fresh air, with natural springs nearby. For travelers on wheels — a great way to save on accommodation.
Hotel and apartment prices in Kislovodsk (summer season, per day)
All prices are per night in high season (June–September). In low season (October–April), you can find accommodation 30–40% cheaper.
- Hostel bed — from 800 RUB.
- Room/apartment in the private sector (bathroom may be outside) — from 1500–2000 RUB.
- Separate apartment for 2–4 people — from 2500 RUB.
- 2-3* hotel room for two — from 3000 RUB.
- Sanatorium room with treatment — from 4000 RUB.
But you'll only get these prices if you book in advance, at least a few weeks before your trip. If you wait until a few days before, all the budget options will likely be gone, and you'll be left with more expensive, lower-quality places in worse locations.
Where to book hotels and apartments in Kislovodsk
For independent searching and booking of hotels, apartments, and private rentals, these trusted services work best:
- 🏨 Ostrovok.ru — hotels and apartments
- 🏨 Sutochno.ru — daily apartment rentals (👍 we recommend it, bonuses available)
- 🏨 Yandex.Travel — hotels and apartments
- 🏨 Otello from 2GIS — accommodation search
How to book sanatoriums and health resorts with medical treatment
Booking sanatoriums on your own is tough: there are few spots available for individual sale, and prices are high. It's much cheaper to buy ready-made treatment packages or union vouchers (if your employer offers them). If you still want to do it yourself, here are a few sites where you can book:
- 🏨 Sanatory.ru — sanatoriums in Kislovodsk
- 🏨 Tour operator "Dolphin" — sanatorium packages
- 🏨 Putevka.com — sanatoriums and health resorts
Neighborhoods of Kislovodsk: which one to choose for your stay
Kislovodsk is an elongated city — nearly 8 kilometers from south to north. Not all neighborhoods are equally convenient for tourists. The main thing to consider when choosing is proximity to the narzan fountains and the National Park. After all, that's why people come here, right?
All the free water fountains are in the resort area. A detailed list with addresses and schedules is in a separate guide: "Where to drink narzan in Kislovodsk: all fountains with addresses, schedules, and water types". So when choosing accommodation, it makes sense to stay close to the fountains — so you don't have to hike half an hour in the morning but can just step out and be drinking healing water in 5–10 minutes.
Our advice: If it's your first time and you're coming for 3–5 days — book accommodation ONLY in the Resort area or near the Train Station square (within 15 minutes of the park). Saving 500–1000 RUB per night on a distant neighborhood isn't worth the time spent commuting. If you're staying for 2+ weeks or have a car — then you can consider the northern areas to save money.
We've marked the boundaries of Kislovodsk's tourist heart on the map — ideally, you should pick accommodation in this area (outlined in red):
Resort area (the heart of Kislovodsk): pros, cons, and prices
📍 Where it is: the southern part of the city, home to the National Park, Kurortny Boulevard, the main narzan fountains, and the Colonnade (see on the map).
👥 Who it's for: anyone who wants to live in the center of the action, walk to the park and springs in flip-flops, and forget about transport for the whole vacation.
Vibe and details: This is where Kislovodsk's tourist heart beats. In the evenings, Kurortny Boulevard turns into a festive artery — vacationers stroll, street musicians play, and artists display their work right under the open sky. Want some peace? Take 50 steps to the side, and you're in the cool of the National Park, among century-old pines and therapeutic trails. By the way, on one of the side streets perpendicular to the boulevard, there's a tourist market with souvenirs and local products — the things you can't leave Kislovodsk without. And if you need everyday goods, there are chain supermarkets and small malls right there. You could say this is also the center of tourist shopping. And it's right by the Colonnade where you'll find the highest concentration of street tour sellers — if you want to take a trip to Dombay or Elbrus, this is the best place to look.
- ✅ Pros: 5–15 minute walk to any fountain, huge selection of hotels and apartments, all the infrastructure at your doorstep — from cafes and restaurants to tour kiosks.
- ❌ Cons: the highest accommodation prices in the city, noisy and crowded in peak season (especially in the evenings on the boulevard), and parking at hotels can be a serious problem — many simply don't have their own lot.
Train station area and Lenin Avenue: peace, history, and savings
📍 Where it is: around the train station and station square, including Lenin Avenue (see on the map).
👥 Who it's for: those who want peace, historic architecture, and lower prices, but are okay with a 10–15 minute walk to the park.
Vibe and details: This area can no longer be called purely tourist. The resort atmosphere remains, perhaps, only on the new pedestrian Alley of Lenin Avenue — with fountains, benches, cafes, and quirky sculptures (like the famous "peeing dog" that makes passersby smile). But step off this alley into a side street, and you suddenly feel like you're in an ordinary provincial town. Yes, there are beautiful historic buildings, and they're nice to look at during your first stroll. But by the second day, it just becomes familiar everyday scenery. The main advantage of the area is relative peace and the absence of tourist crowds. If the evening bustle of Kurortny Boulevard tires you out, this place is genuinely cozy. And yet, you're only a 10–15 minute leisurely walk from Kurortny Boulevard, so you can always dip back into the festive atmosphere.
- ✅ Pros: beautiful historic architecture, a new pedestrian alley, proximity to the Colonnade (750 meters, 10–15 minutes on foot), slightly lower prices than the resort area, plenty of accommodation options — many new guesthouses and apartments.
- ❌ Cons: noticeably less tourist infrastructure "at your doorstep" than in the resort area, and away from the pedestrian alley, it feels like ordinary city life without the resort vibe.
Residential areas (Northern): budget-friendly, but better with a car
📍 Where it is: everything north of the resort area, all the way to the city exit. This includes both multi-story residential complexes and private housing.
👥 Who it's for: travelers with their own car, or those willing to take a bus or taxi to the center but wanting to save significantly on accommodation and get a spacious apartment.
Vibe and details: Staying here is, let's say, a compromise between price and distance. You won't feel any resort atmosphere at all. There are almost no cafes or restaurants (the occasional food spot exists, but it's not that resort vibe). What you get is a typical residential area of a provincial town: chain stores, shopping malls, kids playing in courtyards, and grandmas on benches. To be honest, the area can feel a bit gray because of the bland apartment blocks — no beautiful architecture, just residential development. But this is exactly where you can rent a fully-equipped apartment with decent renovation and even a parking spot right outside your window. If a couple of kilometers to the center of tourist life isn't an issue for you, this is a great compromise — you'll have a comfortable stay without spending extra. In our experience, for the same money you'd pay for a room with a shared bathroom down the hall in the resort area, here you can get an entire separate apartment.
- ✅ Pros: noticeably lower prices than the resort zone, for the same money you can rent a spacious, nicely renovated apartment with all amenities, plus it's much quieter with less tourist chaos.
- ❌ Cons: 2–5 km from Kurortny Boulevard and the fountains — inconvenient without transport. Buses run, but not super frequently, and a taxi costs from 200 RUB per ride. Many hotels and apartments may be in places without decent walking access to cafes and shops.
💡 Tip: if you do decide to stay in this zone, carefully check the distance from your hotel/accommodation to Kurortny Boulevard and the Colonnade on a map. The ideal option is accommodation within walking distance (at least no more than 2 km).
Suburbs and bedroom communities (Alikonovka, Belorechensky, Industriya, etc.)
📍 Where they are: Alikonovka, Zelenogorsky, Lunacharskogo, Narzanny, Belorechensky, Novokislovodsky, Industriya, and other remote areas.
👥 Who it's for: only travelers with their own car who are willing to spend time on the road every day.
Vibe and details: In these areas, the atmosphere is far from resort-like — more village or dacha style. Your own car, peace and quiet, fresh air, beautiful views of the surrounding hills. But let's be honest: we don't have any compelling reason to recommend staying here for a classic Kislovodsk vacation. Unless you're really drawn in by the price and found a hotel with amazing reviews (that does happen!), or you're being sent here on a cheap union voucher. In all other cases, be prepared that every trip into the city from here is a whole ordeal.
- ✅ Pros: the lowest accommodation prices in the region, beautiful nature around, complete peace and fresh mountain air.
- ❌ Cons: without a car — forget it. The park and fountains are several kilometers away, public transport runs infrequently (sometimes once an hour). No tourist infrastructure — you won't find cafes, shops, or tour kiosks.
